Which Hotels Are Investors Buying Today?

For more than 15 years, I have advised international investors on the acquisition and sale of hotel properties across Germany, Austria and Switzerland.

Over the past three years, we at Dominart Real Estate have consistently expanded our investment analysis beyond traditional hotel transactions to include hospitality, healthcare and real estate.

The reason is straightforward:

Investor priorities have changed.

An increasing number of international investors are reallocating part of their capital from traditional office and commercial real estate into healthcare real estate and health-focused hospitality concepts.

Today, the following asset classes are attracting particular attention:

  • Boutique hotels with repositioning potential
  • Wellness hotels and longevity hotels

Across the DACH region, we are seeing growing demand for small and medium-sized hotels that can be transformed into specialized wellness, healthcare or longevity destinations over the long term.

Professional investors are no longer looking simply for an attractive hotel or high occupancy rates.

They invest in properties with long-term value creation potential.

This is exactly where our work at Dominart Real Estate begins.

We do not only assess the current market value of a hotel.

We evaluate whether a property has the potential to achieve a significantly higher investment value over the coming years.

Of course, key performance indicators such as ADR, RevPAR, occupancy and EBITDA remain essential investment criteria.

However, they are no longer sufficient on their own.

Today's investors are asking different questions:

  • Is the location suitable for healthcare, wellness or longevity concepts?
  • Can the building be modernized in a technically and economically viable way?
  • Does the property's layout offer opportunities for additional revenue streams?
  • Could the asset become part of a hotel group or a specialized hospitality brand?
  • Will the property still be attractive to institutional investors ten years from now?

The year of construction is often far less important than many hotel owners assume.

An older hotel may offer exceptional development potential because of its location, architecture and floor plan.

Conversely, even a modern building may prove unsuitable if its location, layout or technical infrastructure does not support a commercially viable transformation.

Through our daily work with international investors, one trend has become increasingly clear:

Not every well-managed hotel is automatically an attractive investment.

And not every hotel asset will benefit from the structural changes taking place in the market.

For hotel owners, this creates a new strategic question.

No longer simply:

What is my hotel worth today?

But rather:

What role could this property play in five or ten years—and which investor will want to acquire it then?
